Choosing an Agent to Market your home
Choosing an agent is easy if you use the Internet and the statistics provided to you by the competing agents. Below are some key points to help with the choice.
First, experience - Ask how many closed sales and what price do they sell on average and days on market. A good agent should know their stats and the market they serve. I have closed 23 seller sides in the last 24 months with an average sale price of $331,509 and an average of 59 days on market. Last year I ranked in the top 5 out of 101 agents at EXIT Landmark Realty.
Second, What kind of marketing materials does the agent use on the Internet to attract buyers. VIDEO RULES!! Don't settle for an agent who just puts the automated slide show from the MLS. I use a professional photographer who does high quality pics and a walk-through video. I stopped taking my own photos after about 2 years in the business. Third - Does the Agent have a point-by-point written Marketing Plan - I have a marketing plan and budget for every home I market. My plan is very detailed and is designed to get top dollar for your home. I can show this Marketing Plan to you in a presentation (it is proprietary, so I don't share on the Internet)
Fourth, Training and certifications - What is the training and what certifications does the agent have? I am a Certified Negotiation Expert (CNE®) and a very experience sales person, with 15 years in Fortune 500 sales and sales management and 8 years in Real Estate. There is more to the job than taking a few pics and putting your home on the MLS. The real value of an agent comes with the negotiations. Your home may not appraise - then what? Do you just cave? I know the answer to that and have clients who can tell you what I did to get the price they needed in spite of a bad appraisal.
So many more points I could make... Just google search the agent. Look at their Zillow profile. Look at their bio, background and reviews. Or just do a global google search and see how their web site ranks and how completely they have represented themselves on the Internet.
Do your homework. Most of this is easily found on the Internet.
